The first of our 4-step process, the strategy meeting is the foundation. We’ll discuss goals & needs and determine options for support services for decluttering, home preparation, staging, sorting, donations, clean-out services, packing and moving. A schedule will be created. List price will be discussed.
Prelist home preparation is essential, especially in today’s market. Now is the time to conduct a limited home check-up and to spruce-up the property to make it visually appealing for professional photography and showings. We advise on repairs and cosmetic improvements as well as staging options.
We will gather all HOA & recorded county documents including maps, plats, septic & well permits, utility information, and home & school information. We will take professional measurements for accuracy. Once improvements are completed, we will finalize price. Location, condition, upgrades, relevant sales & market conditions all have an impact on your value. Some of these you can control and some you cannot.
We use magazine-quality photographers & videographers and utilize a full suite of luxury marketing platforms & assets. We offer multiple marketing options including private listings & multi-state MLS presence. We also market to thousands of local brokers/agents and our personal database. Strategies include digital, media and direct reach & are unique to each client.
We advise you on the merits of each offer as they come in, reviewing the terms and providing counter-offer options as needed. We also provide estimated nets for each offer, so you know what you’re making after it’s all said and done.
Once contracted, our closing coordinator joins our team to track all the deadlines and stay on top of all the details. Inspections and appraisals are set, the title attorney is informed, the final walk-through and closing dates are confirmed.
Timing is everything to get the house ready for closing. Packers, estate sale, donation & clean-out services, and movers all need to be coordinated in advance & confirmed after inspections for a streamlined process.
We will keep you on track with the final details including change of address & utility transfers, what contractually stays & what goes, and where to place keys, manuals and garage openers. We will keep you covered.
We hold split closings in Middle TN and work with the best attorney-owned title company in Nashville. We schedule morning closings whenever possible to insure funding the same day. We’ll be here to see you through start to finish, and every step along the way.
